​ Holiday Accommodation and Brewery-Restaurant

 

Concept Design, Masterplanning and Planning Permission

Situated on the edge of Northumberland National Park, the proposals involve the conversion of a historic barn to create uniquely designed, self-catering holiday cottages. As well as converting a more modern steel barn into a microbrewery, taproom, and restaurant.


Works to the project involved conducting market research on the area to determine the type of accommodation that would generate the greatest return on investment. With several wedding venues nearby, it was identified that there was a shortage of local short stay accommodation during wedding season, making this a key focus for the project. However, to take advantage of on bookings year-round, we decided to capitalise on the site’s extensive natural surroundings and tap into the rapidly growing retreat staycation market that seeks to connect guests with nature.


The project is part of an ongoing rewilding scheme to sustainably develop over 30 acres of land, including the planting of over 2000 trees following agroforestry principles.  Therefore, the proposals craft several outdoor areas such as a spa area with plunge pool, sauna, wood fired hot tubs, hammocks etc. Winding paths through the edible forest link the accommodation to the river where guests enjoy fishing rights, and a specialist outdoor kitchen is proposed. The kitchen celebrates cooking with fire and proposes guests make the most of freshly caught fish and the produce grown on site.

The design of the rooms involves exposing the historic roof timbers and stonework. Creating dynamic spaces by introducing mezzanines and puncturing the structure at opportune moments to best capture the surrounding views.

This concept goes beyond providing accommodation by emphasising health and wellness activities and offering guests an immersive experience in nature. The development proposes to highlight the natural environment through design that promotes sustainability and rejuvenation, aligning with the growing demand for eco-conscious, nature-based stays.

Branding was explored at an early stage to integrate the development's ethos into the architectural design from the concept stage. This ensured that the companies’ philosophies were reflected throughout the project, shaping both the physical design and the overall guest experience.

With a strong emphasis on preserving the natural beauty of the area and enhancing local biodiversity, the scheme balances conservation with the creation of a destination that celebrates the landscape. This sustainable approach is designed to enrich the site for years to come, providing both visitors and locals with a harmonious blend of nature, relaxation, and quality hospitality.
